Property/Maintenance Services


Specs and Bid Preparation:

• At the direction of the Board, Manager will prepare and coordinate bid specs for any major work to be performed by/for the Association: this includes regular maintenance bids

Architectural Control:

• Manager will coordinate owner requests for modification with the ACC Committee/Board

Work Orders:

• Manager shall prepare work orders for all Association repair work and coordinate same at direction of the Board
Maintenance:
• Manager shall be on-site twice a month.  Inspections will include evaluation of vendor performance, Covenant violations, ACC violations, inspection of neighborhood lighting, irrigation systems, etc. 
• Manager will send letters to those residents in violation of the Covenants or ACC standards. 
• Manager will perform minor maintenance to any common element needing maintenance- if Manager can not perform maintenance, the proper vendor will be contacted by manager for quote/repair
